Developers in the luxury segment have urged the Tamil Nadu government to increase the floor-to-floor height limit in the Third Master Plan to promote luxury housing in Chennai.

Speaking at the session on ‘Luxury housing boom: How architecture is redefining premium living’ at The Hindu Real Estate and Urban Infrastructure Summit 2026, Kruthivas, Managing Director of Pushkar Properties, said the ceiling height in luxury homes had been reduced to nine feet because of a 10-foot floor-to-floor height restriction.

“Luxury housing developers have demanded an increase in floor-to-floor height. The luxury market in Chennai is an end-user-driven market. Chennai is not moving towards luxury to show off; it is moving towards having a better lifestyle. It is a very different market. There are fundamental issues that the government has to look at. It is not just about luxury living. The government always looks at it from one angle: ‘What if people violate the rules?’” he said.

Sruti Reddy, Principal Architect and Creative Director, Ceebros Design Works, said: “Chennai is a conservative end-user market. There has been a significant shift in the luxury real estate segment, especially after the COVID-19 pandemic. If you look at other Indian cities, the luxury and ultra-luxury segments have surpassed the mid-segment in terms of sales value.”

She added that approvals for real estate projects had become faster after the new government took office.
